(les ascenseurs). Chaque copropri\u00e9taire dispose d&#8217;un droit de propri\u00e9t\u00e9 en indivision sur ces parties communes. Elles sont ainsi divis\u00e9es en tanti\u00e8mes qui seront r\u00e9parties entre les diff\u00e9rents lots.<\/p>\n<p style=\"text-align: justify;\">Pour son organisation, la copropri\u00e9t\u00e9 n\u00e9cessite la participation de plusieurs acteurs.<\/p>\n<p style=\"text-align: justify;\">-Le syndicat des copropri\u00e9taires est compos\u00e9 de l&#8217;ensemble des copropri\u00e9taires. Il est charg\u00e9 de prendre les d\u00e9cisions relatives au bien immobilier objet de la copropri\u00e9t\u00e9. Le syndicat des copropri\u00e9taire peut \u00e9galement modifier le r\u00e8glement de copropri\u00e9t\u00e9. Il se r\u00e9unit chaque ann\u00e9e lors de l&#8217;assembl\u00e9e g\u00e9n\u00e9rale des copropri\u00e9taires afin de prendre les d\u00e9cisions relatives \u00e0 la gestion de l&#8217;immeuble, aux travaux, \u00e0 l&#8217;\u00e9lection du syndic, au budget &#8230; La loi impose l&#8217;unanimit\u00e9 pour les votes concernant les d\u00e9cisions les plus graves.<\/p>\n<p style=\"text-align: justify;\">-Le syndic de copropri\u00e9t\u00e9, qui peut \u00eatre professionnel ou b\u00e9n\u00e9vole, est charg\u00e9 de l&#8217;administration de l&#8217;immeuble.<\/p>\n<p style=\"text-align: justify;\">-Le conseil syndical regroupe plusieurs membres \u00e9lus parmi les copropri\u00e9taires. Il est charg\u00e9 de coordonner les relations entre les copropri\u00e9taires et le syndic. Les r\u00e8gles de majorit\u00e9 seront diff\u00e9rentes selon la nature des travaux.<\/p>\n<p style=\"text-align: justify;\">Il convient l\u00e0 encore, avant de faire une offre d&#8217;achat d\u2019un bien immobilier en copropri\u00e9t\u00e9, d&#8217;\u00eatre attentif \u00e0 l&#8217;existence d&#8217;\u00e9ventuels travaux qui n&#8217;auraient pas encore \u00e9t\u00e9 vot\u00e9s lors de l&#8217;assembl\u00e9e g\u00e9n\u00e9rale, et qui peuvent augmenter consid\u00e9rablement le co\u00fbt des charges pr\u00e9vues.<\/p>\n<p style=\"text-align: justify;\">S&#8217;agissant des travaux effectu\u00e9s sur le lot privatif, ils sont en principe libres. Toutefois, si ces travaux affectent l&#8217;aspect ext\u00e9rieur de l&#8217;immeuble, ils devront \u00eatre soumis \u00e0 l&#8217;autorisation des copropri\u00e9taires.<\/p>\n<p style=\"text-align: justify;\">Ce sera \u00e9galement le cas s&#8217;ils portent atteinte \u00e0 la structure de l&#8217;immeuble, comme par exemple des travaux touchant un mur porteur.<\/p>\n<p style=\"text-align: justify;\">Il faut cependant garder \u00e0 l&#8217;esprit que dans tous les cas, l&#8217;autorisation donn\u00e9e par l&#8217;assembl\u00e9e g\u00e9n\u00e9rale ne dispense pas le copropri\u00e9taires d&#8217;obtenir les autres autorisations n\u00e9cessaires, par exemple au titre de l&#8217;urbanisme.<\/p>\n<p style=\"text-align: justify;\">Enfin, certains travaux peuvent \u00eatre impos\u00e9s au copropri\u00e9taire dans leurs parties privatives, d\u00e8s lors que la d\u00e9cision a \u00e9t\u00e9 adopt\u00e9e r\u00e9guli\u00e8rement en assembl\u00e9e g\u00e9n\u00e9rale. Il pourra s&#8217;agir par exemple de travaux d&#8217;\u00e9conomie d&#8217;\u00e9nergie, d&#8217;accessibilit\u00e9 aux personnes handicap\u00e9es ou encore de mise en conformit\u00e9 aux normes de s\u00e9curit\u00e9.
